Why preventive maintenance? Just as you maintain your car with oil changes and tire rotations, your heating and cooling system needs to be cleaned and checked before the extreme temperatures hit. A dirty system and/or dirty filter may result in the system not operating properly. Therefore, preventive maintenance may save you a service call during the year!

Our Residential Energy Savings Plan (ESP) is designed to provide maximum efficiency at a minimum cost! The ESP provides one annual heating and one annual cooling tune-up. The following services are provided when you are covered by ESP:

17-Point Heating Tune-Up

1. Clean and adjust burners
2. Clean and adjust pilot assembly
3. Adjust operating controls
4. Inspect heat exchanger
5. Inspect flue pipe
6. Test gas valve operation
7. Test and tighten all wiring and electrical connections
8. Check temperature rise
9. Check blower motor (and belt if applicable)
10. Check amp draws on blower motor
11. Check amp draws on inducer motor
12. Check gas pressure (if applicable)
13. Check electric heater banks (if applicable)
14. Lubricate all motors, bearings, fans and circulators (if applicable)
15. Adjust thermostat (if applicable)
16. Evaluate condition of air filters; clean and replace with customer-supplied filter
17. Inform customer of equipment condition

14-Point Cooling Tune-Up

1. Connect gauges; record operating pressures and temperatures
2. Measure superheat
3. Test temperature drop at return and supply air; adjust blower speed as needed
4. Test operation and condition of contractor
5. Test all controls for proper operation
6. Test and tighten all wiring and electrical connections
7. Meter voltage and amperage in fan and inducer motor
8. Inspect start and run capacitors and relays
9. Lubricate all moving parts including blower motor and
   condenser fan (if applicable)
10. Clear condensate drain to protect against overflow
11. Clean outdoor condenser unit
12. Adjust thermostat (if applicable)
13. Evaluate condition of air filters; clean and replace with customer-supplied filter
14. Inform customer of equipment condition

We will notify you to schedule the tune-up for the furnace in the fall and the tune-up for the air conditioner or heat pump in the spring.
